State Farm has selected developer KDC to oversee the construction of the insurance giant’s enormous campus in the Central Perimeter submarket. This announcement isn’t a huge surprise, as KDC is also developing a similar campus for State Farm in Dallas. While KDC is no stranger to major campus projects, this will be its first in the Atlanta area.
KDC will break ground on the campus’ first addition this summer; the 26-story tower could be ready to occupy as early as the end of 2016. After the completion of the initial tower, KDC will develop another 1.6 million square feet of mixed-use space to accommodate the anticipated 8,000 workers that will once day work from the campus. It’s reported that up to 100,000 SF of the development could become street-level retail.
State Farm’s campus has already sparked some third-party development in the area. GID Development Group owns the land directly across from the campus site that’s been zoned for more than 3,000 residential units, and many expect more multi-family units to be constructed in close proximity to accommodate future workers. In additional to developments that will cater to the State Farm campus, State Farm’s campus construction has inspired some other major companies, like AIG, IHG, and NCR Corp, to scout the submarket for similar, albeit smaller, developments.Share
