While we’ve spend a great deal of time talking about the Central Perimeter (State Farm) and Cumberland-Galleria (Braves) in recent months, it’s been the Midtown submarket that has performed the best over the few quarters. Fueled in part by the renewed confidence in the multi-family sector, Midtown is still the “place to be” for major office tenants and those looking to live in the city. Landlords are reporting rents that are twice as high as their suburban counterparts, and there are only two condo units available for sale in the submarket. Midtown’s popularity is expected to grow as projects like Piedmont Park and the Beltline undergo renovations and increase the walkability factor of the area. Increased walkability is going to be essential for Midtown according to experts; the funding for transportation and transit improvements has steadily diminished over the years.
