Investors Have Renewed Interest in Atlanta


It’s no secret that investment interest in Atlanta has returned after being scared away by the last recession, but until now that interest has been focus on projects within the Perimeter. Now, however, the Atlanta market is performing well enough to provide investors with the confident to look at project outside of the Perimeter as well. Some areas outside of the Perimeter, like Alpharetta, are posting huge gains in occupancy and seeing tremendous job growth. Another great example of investment outside of the Perimeter is the pending sale of TownPark Ravine in Kennesaw, which is expected to break price PSF records for a suburban office asset in Metro Atlanta. In the Central Perimeter submarket, Ackerman sold Premier Plaza for $162 PSF, one of the largest PSF prices achieved by an asset outside of the Perimeter. When it comes to the suburbs, investors seem to be most interested in value-add opportunities that would allow for repositioning and growth.
