Beltline Sees Spec Office

The Willoughby

Despite a very active market, we haven’t seen a lot of speculative office towers break ground this development cycle. Tishman Speyer broke ground on the first one since 2006 this past August, and Regent is considering going spec with Capital City Plaza II. And now another spec office development is in the works, this project being developed by Pimsler Hoss and Cross-Town Realty. The team is planning to break ground on The Willoughby in January 2015; the project will have 59,000 SF of office space across 4 floors, and will be located at 746 Willoughby Way. The Willoughby will follow in the footsteps of David Cumming’s Atlanta Tech Village by marketing their space towards smaller start-ups and technology-focused firms. The Willoughby will be designed with smaller suites to accommodate tenants with smaller footprints. The office suites will have Fiber internet access (necessary for many tech firms) as well as showers in every suite so tenants can bike to work or during lunch and get cleaned up for the day.
